India's Tech Capital, and a Cultural Melting Pot

Explore Bengaluru on the map

International cross border moves to Bengaluru arrive in the city that built modern Indian technology, Infosys, Wipro and a generation of MNC global capability centres established the template, and Flipkart, Swiggy, Razorpay, Zerodha, Cred and PhonePe wrote the next chapter. The city sits on a 920-metre plateau that gives India its mildest climate; it speaks English fluently, enjoys global cuisine, drinks craft beer with abandon, and remains the country's most cosmopolitan tech destination. Posting here is less an assignment and more a plug-in to South Asia's largest innovation network.

Traffic · The Honest Trade-Off
Outer Ring Road, Silk Board Junction and Marathahalli are real bottlenecks. Namma Metro's Purple and Yellow lines have eased commutes, but a driver remains standard for expats
2026 Infrastructure Watch: Namma Metro's Yellow Line (RV Road-Bommasandra) finally connected Electronic City to the network in 2025 with driverless trains. The Blue Line / Airport Line (KR Puram-Kempegowda Airport) is under accelerated construction, with phased opening expected from 2026 onwards. The Pink Line (Kalena Agrahara-Nagawara) opens by 2027-28. The Vande Bharat Bengaluru-Mysuru express makes Mysore a comfortable 2.5-hour day-trip. BMRCL plans 350 km of metro by 2031.
Visas & Arrival

Getting Here & Getting Registered

India's visa framework is consistent across all entry cities. Arriving at Kempegowda International Airport (BLR) Terminal 2 places you within 90 minutes of every major residential neighbourhood, and within easy reach of FRRO Bengaluru in Koramangala. Your employer and IKAN coordinate the process end-to-end from the day you accept your offer.

Visa Types

Employment Visa
For foreign nationals employed by an Indian company or the Indian branch of a multinational. Requires an employment contract showing salary of approximately USD 25,000 per year equivalent in Indian rupees. Valid for up to 5 years or contract duration. Multiple entry. Most expats to India arrive on this visa.
Business Visa
For board attendance, establishing operations, due diligence and short pre-relocation visits to scout schools and homes. Valid up to 180 days per visit.
e-Tourist Visa
This is a fully online visa that lets travellers from eligible nationalities visit India for tourism, visiting family, short yoga courses, or medical treatment. Ideal for preview trips, visiting international schools and housing options.
Dependent Visa
For accompanying spouses and children of an employment visa holder. Requires proof of relationship and the primary visa holder's employment documentation. Employment is not permitted on a Dependent Visa, a spouse who wishes to work must obtain their own Employment Visa.
Research / Project Visa
For researchers attached to IISc, ISRO ecosystem partners, R&D centres, or specific multi-year projects. Issued for the duration of the research or project.
Nationality Rules
Pakistan, Bangladesh, China, Afghanistan, Iran, Myanmar and certain other nationalities face additional security clearance requirements and processing times of 4 to 6 weeks beyond standard. Your IKAN consultant will advise on country-specific requirements at your pre-arrival briefing.

Note: There are no Visa or FRRO requirements if you are a returning Indian national or an OCI card holder. Please consult your IKAN relocation advisor for country-specific guidance.

FRRO (Foreigners Regional Registration Office) Registration · Bengaluru

FRRO Bengaluru
The FRRO Deadline is Non-Negotiable: If your visa carries a registration endorsement (employment, student, dependent, research and medical visas usually do), registration within 14 days of arrival is mandatory and legally binding. Other long-stay visa holders (over 180 days) must register before completing 180 days in India; when in doubt, treat 14 days as your deadline. Missing it creates complications and attracts penalties that can escalate beyond fines to criminal prosecution (up to 3 years and/or a ₹3 lakh fine). Do not prioritise property hunting or school visits over FRRO registration. IKAN schedules the FRRO appointment as Day 3 to 4 immediately on your arrival, before everything else.

Location: 5th Floor, TTMC Building (BMTC Bus Stand), Koramangala, Bengaluru, 560095. Portal: indianfrro.gov.in, most steps are now online through the e-FRRO portal, with in-person follow-up where required.

Arriving at BLR T2

  • Kempegowda International Airport (BLR), Terminal 2 handles all international arrivals plus full-service domestic carriers
  • T2, the SOM-designed "Terminal in a Garden", is widely considered India's most architecturally striking airport terminal
  • Immigration queues: 25 to 55 minutes peak; e-Visa and OCI lanes are faster
  • Distance to MG Road / Indiranagar / Koramangala: 40 km / 60-90 min (variable with peak traffic on NH-44)
  • Distance to Whitefield: 50 km / 80-110 min via Outer Ring Road
  • Use the BMTC Vayu Vajra premium AC bus for fixed-fare transfers; Namma Metro Airport Line opens in phases from 2026
  • Pre-book your transfer, Hebbal Flyover and ORR can gridlock at peak

Your Arrival Sequence

1
Embassy Visa Application
Apply at the Indian Embassy or High Commission in your home country. IKAN guides you through the documentation checklist. Processing: 3 to 10 working days for standard applications, longer for sensitive-nationality cases.
2
FRRO Registration · Day 3-4
IKAN accompanies you to FRRO Bengaluru in Koramangala within your 14-day window. Complete the e-FRRO online application first at indianfrro.gov.in. Bring passport, visa, rental agreement, and passport photos. IKAN helps negotiate and prepare your Leave & License to ensure FRRO compliance.
3
Indian SIM
Bring passport and visa to any Jio or Airtel store. Both offer eSIM in Bengaluru. Jio is best value for data; Airtel has stronger signal in central neighbourhoods. SIM activation takes 4 to 24 hours: register as soon as possible after landing, as a local number is needed for UPI, banking, and verification.
4
PAN (Income Tax ID) Card Application
Apply via the NSDL portal immediately after arrival once you receive FRRO, which is a mandatory document for the PAN application. Required for banking, investments, and tax compliance. Takes 10 to 15 working days. Aadhaar is not required for foreign nationals, PAN is sufficient.
5
Bank Account Opening
Open SAVINGS NON-RESIDENTS (NRE/NRO) account at preferred Banks, such as HDFC, HSBC, or Axis Bank. Bring passport, visa, FRRO acknowledgment, PAN, employer letter, and rental agreement. Takes 3 to 7 working days. Essential for salary, UPI, and all local transactions.
6
Arrange Permanent Transport
Most companies arrange a long-term car and chauffeur for their expats. Also set up Uber / Ola / Rapido / Namma Yatri (Bengaluru's open-source auto app) for accessing public transportation like taxis and autos (tuk-tuk).
7
International Health Insurance
Ensure comprehensive international cover is activated before your first medical need. Confirm your policy covers Manipal HAL, Apollo Bannerghatta, Fortis Bannerghatta, Aster CMI and Sakra World with cashless facility.
Relocating With Pets
India permits the import of up to two pets (dogs/cats) per family. You will need an import permit from the Animal Quarantine and Certification Service (AQCS), applied for via AQCS/DGFT before travel, plus an ISO-standard microchip, a current rabies vaccination (and other required vaccinations), and a veterinary health certificate from the origin country. Pets are inspected by AQCS on arrival; with complete paperwork, home quarantine is generally not required. Rules change: confirm current requirements with AQCS and your IKAN consultant before booking travel.
Neighbourhoods

Where Expats Live Well

Bengaluru's expat geography is shaped by two forces: your company's campus location, and your tolerance for the city's traffic. Expats working at Whitefield or Sarjapur Road typically choose gated communities nearby, while expats with offices in MG Road, UB City or Indiranagar prefer central neighbourhoods. North Bengaluru is the new and upcoming residential area for expats working at Manyata Tech Park or with offices close to the airport. The right choice depends on your office, your children's school, and your tolerance for peak-hour commutes.

Large gated communities (Sobha Dream Acres, Prestige Sunrise Park, Adarsh Palm Retreat) offer clubhouses, pools, gyms and security. IKAN Tip: Office location and school commute are the two non-negotiable factors in Bengaluru. If your office is in Whitefield, Electronic City or Sarjapur Road, a 30-minute commute is realistic only if you live within 5 to 8 km. If your office is in MG Road, UB City or Cunningham Road, central neighbourhoods (Indiranagar, the CBD or Malleshwaram) give you walkable evenings. IKAN arranges property viewings within 48 hours of arrival, pre-arrival virtual tours available.

Renting in Bengaluru · 2026 Reality

Bengaluru rentals run on two parallel markets: large gated apartment communities in Whitefield, Sarjapur Road, Bellandur and Hebbal, where service quality is high and amenities (clubhouse, gym, pool, security, power backup) are universal, and independent floors / bungalow rentals in Indiranagar, Malleshwaram and the central CBD that trade amenities for character and central locations. Premium rents have risen 25 to 35% since 2022.

Rental Rules
Key Market Practices
  • Security deposit: 6 to 10 months rent is standard in Bengaluru (higher than most Indian cities), premium gated communities sometimes negotiate to 3 to 6 months for senior expat tenants. IKAN negotiates this hard.
  • Leave & License duration: 11-month Leave & License is standard in Bengaluru, renewable with 5 to 10% annual escalation. Longer Leave & License agreements (2 to 3 years and upwards) are possible but require Leave & License registration.
  • Furnishing: Most expat-grade apartments are semi-furnished (wardrobes, AC, kitchen, appliances). Fully furnished options are rare and come at a premium.
  • Maintenance: All gated communities charge a monthly/annual maintenance amount for amenities (clubhouse, pool, gym, security, common-area upkeep), typically paid by tenant
  • Documentation: Aadhaar (not required), Passport, Visa, FRRO and PAN. IKAN helps negotiate and prepare your Leave & License.
  • Tax Withholding Compliance: As a tenant, one may be required to withhold tax at source from the monthly rent, so do consult a tax professional.
2026 Market Trends
Market Intelligence
  • Whitefield / Sarjapur appreciation: 25 to 35% across premium gated communities over 24 months, driven by global capability centre expansion
  • Indiranagar & Koramangala squeeze: Limited new supply, high demand from founders and senior tech, independent floors command sustained premium
  • Hebbal / North corridor: Airport metro line construction is driving 10 to 15% premium creep along Bellary Road
  • Yellow Line Metro effect: Properties near Electronic City and Bommasandra metro stations saw 8 to 12% spike post-opening (Aug 2025)
  • North Bengaluru / Devanahalli supply: Airport-corridor villa townships from Prestige, Brigade, Embassy and Total Environment are adding premium inventory, best value for space-per-rupee, though commute to central offices remains long
  • Rental yields & corporate leases: Gross yields of 3.5 to 4.5% on prime apartments (above the metro average), GCC and MNC corporate leases keep Whitefield, Sarjapur and ORR vacancies tight, giving landlords negotiation leverage
  • Ready-vs-under-construction: Ready-to-move premium stock is scarce in Indiranagar, Koramangala and central CBD, expats willing to consider near-completion projects in Sarjapur and Hebbal find the best negotiation room and rent-free fit-out periods

International Schools

Education in Bengaluru · Expat Options

Bengaluru has the most established international-school ecosystem of any Indian city outside Mumbai. The flagship, The International School Bangalore (TISB), sits in Whitefield alongside Inventure Academy. Stonehill and Canadian International occupy the northern corridor, and Harrow International School has opened in Devanahalli. Indus and Greenwood add full IB pathways across the city. Apply 6 to 12 months ahead; waitlists at TISB and Stonehill are common.

Air Quality & Health
Bengaluru's AQI is among the better readings of any Indian metro, typical daily averages 60-120 (Moderate), with occasional spikes to 150 to 200 in Whitefield and along Outer Ring Road during the dry season (Dec-Mar) due to construction dust and traffic. Indoor air monitoring is sensible in newer corridors. Pollen counts rise in February-April with Tabebuia and Gulmohar blooms, antihistamines on hand for the allergy-prone.
IKAN Health Support
IKAN helps identify the right hospital network before you arrive, matching your insurer's approved provider list with the best hospitals near your neighbourhood. We assist with international patient registration, medical record transfers, and understanding India's healthcare billing system.

Dining, Nightlife & Weekends

Life in Bengaluru

Bengaluru eats and drinks like no other Indian city. India's craft-beer capital, Toit, Arbor, Geist, Windmills, Byg Brewski, invented the modern brewpub here. Filter coffee at MTR and Vidyarthi Bhavan carries an unbroken century of tradition. Third-wave coffee at Blue Tokai, Third Wave and Subko makes the city as good a coffee destination as Melbourne. Add the Sunday-morning ritual of a traffic-free Cubbon Park and the brewery-and-live-music circuit of Indiranagar and Koramangala, and you have an evening economy unmatched elsewhere in India.

Bangalore Literature Festival
Cultural Calendar
Bangalore Lit Fest, BIFFES
Bangalore Literature Festival (December) at The Lalit Ashok is the city's flagship cultural event. BIFFES, Bengaluru International Film Festival, runs in late February. Bengaluru Habba in November celebrates the city's pluralism. Bangalore Pride in November is among India's largest.
Inclusion, safety & worship: Bengaluru is among India's most cosmopolitan, welcoming metros. Women's safety, dial 112 (national emergency) or 1091 (women's helpline); the city is broadly safe with sensible night-travel precautions. Places of worship, temples, churches, mosques, gurudwaras and a synagogue serve every community. LGBTQ+, one of India's most visible queer scenes, with Bengaluru Pride each November among the country's largest. Accessibility, Namma Metro stations and newer malls are step-free, though older streets and footpaths remain uneven.
Culture & Heritage

Old Pete to New City

Bengaluru's history runs deeper than its tech reputation suggests. Kempegowda, a chieftain under the Vijayanagara empire, founded the city in 1537, the cardinal towers he built still mark the four extremities of the old town. The British made it the largest cantonment in South India after 1809; Bangalore Palace, Vidhana Soudha and Cubbon Park trace the layers from royal to colonial to Indian state capital. The city celebrates this with the all-night Karaga procession, with Karnataka Rajyotsava every November, and with a calendar of music, lit and film festivals that mark its modern identity.

Karaga festival Bengaluru

Karaga · Bengaluru's Oldest Festival
Centred on Dharmaraya Swamy Temple in the historic Pete, the Bengaluru Karaga is more than 250 years old. On the night of Chaitra Pournami, the Karaga-bearer balances a floral pyramid on his head through narrow old-city lanes packed with thousands. Among the most striking folk rituals of South India, and unmistakably Bengaluru.
Karnataka Rajyotsava
1 November
Karnataka Rajyotsava
Karnataka Foundation Day, marking the state's formation in 1956. Vidhana Soudha is lit in yellow and red; flags fly from every commercial street; cultural performances at Nadaprabhu Kempegowda statue, Town Hall and Cubbon Park. A state holiday and a moment when Bengaluru's Kannadiga identity is most visible.
Dasara procession
Sep / Oct
Dasara · Karnataka's State Festival
Mysore is the epicentre (the Wodeyar royal procession is one of India's most spectacular pageants), but Bengaluru celebrates with golu doll displays in Tamil and Telugu households, lighting at Vidhana Soudha and processions at the Bull Temple. A long-weekend escape to Mysore during Dasara is essential at least once.
Bangalore Lit Fest
December
Bangalore Literature Festival
Hosted at The Lalit Ashok, BLF is South India's flagship literary weekend. More intimate than Jaipur Lit Fest, it draws Booker laureates, southern-language poets, founder-authors and journalists for two days of panels. The defining cultural event of the year for Bengaluru's expat-intellectual circuit.
Local Language Guide

Bengaluru Kannada, and the Banglish Mix

Karnataka's official language is Kannada, a 1,500-year-old Dravidian tongue with one of the world's oldest literary traditions. Bengaluru runs in English in tech and corporate zones, but Kannada earns instant goodwill with autos, vendors, building staff and apartment communities. The city also carries strong Tamil and Telugu influences, and its young informal speech is a "Banglish", Kannada-Tamil-English-Hindi switching mid-sentence.

ನಮಸ್ಕಾರ
Greeting
Namaskara
“Hello” / “greetings.” Universal Kannada greeting; palms together, slight bow. Works with everyone from a chief minister to your driver. Reciprocated instantly.
ಧನ್ಯವಾದಗಳು
Thanks
Dhanyavadagalu
“Thank you”, the full Kannada form. A shorter “Thanks” is also widely accepted, but using Dhanyavadagalu earns surprised warmth.
ಅಣ್ಣ / ಅಕ್ಕ
Address
Anna / Akka
“Elder brother / elder sister.” Used to address an auto-rickshaw driver, vendor, or slightly older person. Equivalent to Hindi bhaiya/didi. Universally accepted and immediately warm.
ಸ್ವಲ್ಪ ಅಡ್ಜಸ್ಟ್ ಮಾಡಿ
Adjustment
Swalpa adjust maadi
“Please adjust a little”, Bengaluru's most famous phrase, half-Kannada half-English. Used in queues, traffic merges, shared autos and any minor request. Symbol of the city's accommodating culture.
ಎಷ್ಟು?
Question
Yeshtu?
“How much?” Universal bargaining opener at markets and with autos. Pair it with a smile and a polite “Anna” for best results.
ಸಾಕು
Enough
Saaku
“Enough.” Essential at meals, Bengaluru hosts will keep ladling rasam and palya onto your banana leaf unless you say “Saaku” with a hand gesture. Saying it earns a smile.
ಹೌದು / ಇಲ್ಲ
Affirmative
Houdu / Illa
“Yes / no.” The shortest exchange a Bengaluru newcomer can master. Pair “Houdu” with a head nod and “Illa” with a head shake to be understood instantly.
ಚೆನ್ನಾಗಿದ್ದೀರಾ?
Wellbeing
Channagidira?
“Are you well?” / “How are you?” Slightly formal Kannada greeting between acquaintances. Reply: “Channagiddini” (I'm well).
ಇನ್ನೊಂದು
Encore
Innondhu
“One more.” Use it at the filter-coffee counter for a second cup, at the dosa stall for an extra dosa, or at the bar for another pint. Bengaluru lives on second helpings.
ಬಿಸಿ ಬಿಸಿ
Temperature
Bisi bisi
“Hot hot.” Filter coffee, idli, rasam, every Bengaluru breakfast is described with this charming reduplication. Use it back and you'll get an indulgent smile.
ಮಚ್ಚ / ಮಗ / ಡಾ
Slang
Macha / Maga / Da
“Dude / buddy / hey.” Bengaluru's signature informal slang, “Macha” is universal, “Maga” is heard in Tamil-Kannada mix, “Da” is a Tamil-derived suffix added to names (“Karthik-da!”). Marks you as a Bengaluru insider.
ಜುಗಾಡ್
Concept
Jugaad
The Indian art of resourceful improvisation. Bengaluru's tech founder culture is built on jugaad, building working solutions with whatever is available. Recognised and respected from autos to AI.
ಎಲ್ಲಿ?
Direction
Yelli?
“Where?” Use with auto drivers: “Yelli hogtidira?” (“where are you going?”). Useful when sharing autos, Bengaluru autos still operate informal share systems on some routes.
ಆಯ್ತು
Filler
Aaytu
“OK / done / agreed.” The Kannada equivalent of Delhi's “theek hai”, closes a deal, confirms a plan, ends a conversation. Useful in WhatsApp threads and in person.

Transport & Metro

Getting Around Bengaluru

Namma Metro is finally hitting its stride. The Purple Line connected Whitefield in October 2023; the Yellow Line connected Electronic City in August 2025 with driverless trains; the Airport Line and Pink Line are under accelerated construction. But until the network is complete, road remains the primary mode for most expat households, and a chauffeured car is the standard solution for ORR and tech-corridor commutes.

Namma Metro Lines (2026)

Purple Line (Whitefield Challaghatta)
The east-west backbone. Kadugodi (Whitefield) ITPL KR Pura Baiyappanahalli Indiranagar MG Road Vidhana Soudha Majestic Mysore Road Challaghatta. Whitefield extension opened October 2023, game-changer for tech-corridor commute.
Green Line (Madavara Silk Institute)
The north-south backbone. Yeshwantpur Mantri Square Majestic (interchange) KR Market Lalbagh Jayanagar Banashankari JP Nagar Silk Institute. Opened in 2014.
Yellow Line (RV Road Bommasandra)
Connects Electronic City to the network, the long-awaited tech-corridor link. RV Road Jayadeva BTM Layout Silk Board HSR Layout Bommanahalli Hosa Road Electronic City Bommasandra. Driverless trains, phased opening from August 2025.
Blue Line / Airport Line (KR Puram Kempegowda Airport)
Under construction. Will connect the tech corridor (Outer Ring Road / Marathahalli / KR Puram) to the airport. Phased openings expected from 2026 onwards, finally giving Bengaluru a metro-to-airport link.
Pink Line (Kalena Agrahara Nagawara)
Under construction. Will connect south Bengaluru to Hebbal area via Cantonment, Pottery Town and Tannery Road. Phased opening 2027-28.

Getting Around Day-to-Day

Namma Metro
Smart card or BMRCL app QR. ₹10-₹60 per trip. Air-conditioned, women-only coach at front. Operates ~5am-11pm. Fastest way Whitefield → MG Road during peak.
Chauffeured Car
Standard for senior expat households given ORR and tech-corridor traffic. Monthly arrangements ₹25,000-₹40,000. IKAN connects you with vetted, English-speaking drivers familiar with school and corporate routes.
Uber / Ola / Rapido
Uber and Ola both work well; Rapido Bike for solo hops in peak traffic. Surge pricing during rain, IPL match days, and Diwali week.
Namma Yatri
Bengaluru-born open-source auto-rickshaw app. Zero-commission, used heavily by Bengaluru autos. Often the cheapest auto fare in town; pairs well with metered rides.
BMTC Bus / Vajra
Bengaluru's city bus network. Air-conditioned Vajra (Volvo) routes link the airport, tech corridors and city centre. Tap the Namma BMTC app or Tummoc for live tracking and digital tickets.
Yulu (E-Bike)
Bengaluru-born electric two-wheeler rental, ideal for last-mile metro connectivity and short central-city hops. Dedicated Yulu Zones cluster around metro stations and tech parks.
Peak Hours Reality: During peak hours (8 to 11am, 5 to 9pm) the Purple Line (Whitefield), Green Line and Yellow Line (Electronic City) bypass the ORR and Silk Board bottlenecks detailed in Red Flags below. For school runs, embassy events and tech-corridor commutes, take the metro wherever your route runs along an existing line.
Climate

Bengaluru's Three Seasons

Bengaluru's climate is the single biggest reason people refuse to leave. Sitting on a 920-metre plateau, the city is consistently 5 to 8°C cooler than Delhi, Chennai or Mumbai. Winters are crisp, monsoons bring genuine respite without Mumbai's torrent, and even peak summer (April-May) rarely climbs beyond the mid-30s°C, with only a few days crossing 35°C. The Garden City moniker is earned, Cubbon Park, Lalbagh, Sankey Tank, Hebbal Lake and the bougainvillea-lined cantonment streets stay green year-round.

Pollen counts spike (Tabebuia, Gulmohar), antihistamines for the allergy-prone.

Bengaluru gets both the SW monsoon (June-September, ~600 mm) and the NE monsoon (October-November, ~300 mm). Showers tend to be afternoon/evening, dramatic but typically over within hours. Streets briefly flood at Silk Board, Bellandur and KR Puram. The greening of the city, and the lake-replenishment of Hebbal, Ulsoor and Madivala, make this Bengaluru's most photographed season.

Watch Out

Things Bengaluru Won't Tell You

Bengaluru rewards preparation. These are the realities every incoming expat deserves to know before signing anything or forming firm expectations. We are honest, especially about the traffic.

Traffic · The #1 Complaint
Outer Ring Road, Silk Board Junction, Marathahalli flyover and Hosur Road south of Electronic City form a chronic ring of peak-hour gridlock. A 10 km journey can take 60 to 90 minutes from 8 to 11am and 5 to 9pm. The Purple Line and Yellow Line metros have eased some east-west and south corridors, but the Airport Line is still under construction. Plan office location with traffic in mind, and budget for a chauffeur from Day 1.
Water Supply Is Borewell + Tanker
Bengaluru's BWSSB Cauvery water doesn't reach every newer locality. Whitefield, Sarjapur Road, Bellandur and parts of north Bengaluru depend on borewells + private water tankers (₹500-1,500 per tanker). Most gated communities manage water privately. Confirm water sourcing arrangements before signing your Leave & License. Bengaluru's "Day Zero" warnings recur annually in dry summers.
AQI Honest Take
Bengaluru is one of India's cleaner big-city baselines (typical AQI 60 to 120, Moderate), but Whitefield and Outer Ring Road regularly touch 180 to 220 in the dry Dec-Mar months due to construction dust and traffic emissions. Far better than Delhi, but not "clean", air purifiers indoors are sensible for the asthma-prone.
BBMP Civic Infrastructure
Bengaluru's growth has outpaced BBMP's infrastructure delivery, potholes, broken footpaths, monsoon drainage failures and Outer Ring Road's perpetual construction are real frustrations. Civic improvements are happening, but slowly. Gated communities and central neighbourhoods (Indiranagar, Malleshwaram, the CBD) are visibly better maintained than the city average.
Security Deposits Are Steep
Bengaluru landlords expect 6-10 months security deposit, the highest of any Indian metro. Premium gated communities sometimes negotiate to 3 to 6 months for senior expat tenants. Never transfer a deposit without a signed, properly stamped Leave & License in hand. IKAN's legal team reviews every Leave & License before signing.
TISB & Stonehill Waitlists
The International School Bangalore and Stonehill International both run multi-stage admissions cycles with waitlists at competitive entry years (Grade 1, 6, 11). Boarding spots fill earliest. Corporate expats need a sponsor letter. Apply 6 to 12 months before your move, not after arrival. IKAN coordinates introductions to admissions officers.
Tech-Corridor Cost Inflation
Whitefield, Sarjapur and Bellandur rents and grocery prices have surged 25-35% since 2022, driven by GCC expansion and global capability centre hiring. Some categories (premium produce, imported goods, premium gym memberships) cost more than equivalent locations in Bengaluru Central. Factor this into your relocation budget.
Metro Coverage Still Maturing
Namma Metro has progressed dramatically, Purple Line to Whitefield, Yellow Line to Electronic City, but does not yet cover Sarjapur Road, Bannerghatta Road south, or the airport. The Blue Line / Airport Line is under construction with phased openings from 2026 onwards. Until then, road remains the dominant mode for many corridors.
Apps & Digital Life

The Bengaluru Digital Toolkit

Bengaluru runs on smartphones, perhaps more deeply than any Indian city given its tech-first population. Most of these apps were built here (Swiggy, BigBasket, Practo, Ola, Razorpay, PhonePe). Plus the city has its own open-source auto-rickshaw app, Namma Yatri, that beats Ola and Uber on price.

Food & Grocery
Health & Services
Transport
Uber / OlaPrimary cab-hailing. Uber dominates the corporate-expat segment; Ola is similar quality. Premium tiers (Uber XL, Ola Prime SUV) preferred for corporate events. Surge pricing during rain, IPL match days, and Diwali week.
Namma YatriBengaluru-born open-source auto-rickshaw app, zero-commission, supported by the ONDC network. Often the cheapest auto fare in town, used heavily by Bengaluru autos. Try this before Ola Auto / Uber Auto.
Namma Metro (BMRCL) AppRoute planning, real-time arrivals, smart-card recharge, ticket QR codes. Essential for the Purple, Green and Yellow lines. Airport Line coming online from 2026.
Yulu / BounceYulu, Bengaluru-born electric two-wheeler rental, great for last-mile metro connectivity. Bounce for short scooter rentals. Both work cleanly in the central city.
Food, Grocery & Delivery
Swiggy / ZomatoSwiggy was founded in Koramangala, Bengaluru's hometown food-delivery app. Both deliver within 30 minutes across most of the city. Swiggy Instamart for instant grocery top-ups. Zomato Gold for frequent restaurant orders.
Blinkit / Zepto / BigBasketBlinkit (10-minute delivery) and Zepto for instant essentials. BigBasket, another Bengaluru-born app, for planned weekly grocery. Nature's Basket and Foodhall for premium / imported products.
Health & Wellness
PractoPracto is headquartered in Koramangala, Bengaluru's primary doctor-booking platform. Book specialist appointments, video consultations, e-prescriptions and lab test home collection.
1mg / PharmEasy / Apollo 24/71mg for online pharmacy. PharmEasy for prescription delivery in 90 minutes. Apollo 24/7 for telemedicine.
Utilities & Services
BESCOM (Bangalore Electricity)Bengaluru's electricity provider. Set up auto-pay via PhonePe or GPay immediately on arrival. Outages are rare but possible, gated communities have DG backup.
Jio / Airtel / ACT FibernetJio and Airtel both offer eSIM in Bengaluru. ACT Fibernet, a Bengaluru-born ISP, is excellent for home broadband, especially in apartment communities (100 to 1000 Mbps). Airtel Xstream Fiber also strong.
Urban CompanyOn-demand home services, salon at home, electrician, plumber, AC cleaning, pest control, deep cleaning. Vetted professionals, transparent pricing, the household-help backbone for working professionals.
Domestic & Live-in StaffBeyond on-demand apps, many expat households employ a part-time or live-in maid, cook, nanny or driver. Indicative monthly salaries: housekeeper / maid ₹12,000-18,000 and a full-time chauffeur ₹25,000-40,000; live-in cook and nanny bands are available from your IKAN consultant. Always complete police verification for household staff via your local police station or the Karnataka Police app. IKAN can coordinate this.
Expat Voices

What Expats Actually Say About Bengaluru

Six perspectives from international professionals who made Bengaluru home, candid, specific, and shaped by genuine experience in the city. Names and identifying details are illustrative composites based on IKAN client experiences, not verbatim interviews.

Mark T.
Engineering Director, Big Tech · Whitefield · 4 years
"The climate is the single biggest reason we stayed past our two-year posting. Coming from Seattle, Bengaluru's winters feel like the best version of California, 22°C and sunny in January. The Whitefield gated community life is comfortable; my kids have settled at TISB. The metro to Kadugodi changed our weekend trips into MG Road and Cubbon Park."
Emily R.
VP Product, GCC · Indiranagar · 3 years
"Indiranagar reminded me of London's Stoke Newington, independent floors, brewpubs walking distance, a community that's smart and a little eccentric. Toit on a Friday after work feels like home. The traffic on Old Madras Road is the only Bengaluru thing I haven't made peace with."
Kenji M.
India Country Head, Manufacturing · Hebbal · 5 years
"After Tokyo and Shanghai, Bengaluru's pace was easier to settle into than expected. Hebbal gives us 20 minutes to the airport for monthly Tokyo flights, Embassy Boulevard has all the gated-community amenities, and Aster CMI is two minutes away. The food at Ebony at Barton Centre, and the Sankey Tank morning walks, are little luxuries."
Sophie K.
R&D Lead, Bosch · Koramangala · 2.5 years
"Koramangala is the closest a tech city gets to a European inner-city vibe, walkable, with great cafes, brewpubs and bookshops. The Bosch campus on Hosur Road is 25 minutes off-peak. I run in Agara Lake on weekends and weekend-trip to Coorg every six weeks. The cosmopolitan diversity here is the real surprise, I work with colleagues from twelve Indian states."
Wei Lin H.
Regional Director, Fintech · HSR Layout · 3 years
"HSR Layout was an easy bet for a family with two young children, grid-planned, quiet, and the new Yellow Line metro now connects us to Electronic City and JP Nagar. Inventure Academy for the kids has been a strong fit. Bengaluru's weekend access, Coorg, Mysore, Wayanad, beats anything we had in Singapore."
James W.
Strategy Consultant · Cooke Town · 2 years
"Cooke Town is the version of Bengaluru I didn't know existed, heritage cantonment streets, Koshy's on St Mark's Road for early-morning filter coffee, and bungalows that feel like a Coonoor weekend without leaving the city. The local Anglo-Indian community here has been the warmest welcome of any city I've worked in."
Settling In

Your First 30 Days in Bengaluru

The first month sets the tone. Complete these steps in order. IKAN coordinates the time-sensitive items so nothing falls through the cracks.

1
FRRO Registration · Within 14 Days
IKAN accompanies you to FRRO Bengaluru in Koramangala within your 14-day legal window. Complete e-FRRO online application at indianfrro.gov.in first. Bring passport, visa, rental agreement, and passport photos. This is the highest-priority item, do not let it slip behind property searches or school visits.
2
Indian SIM
Bring passport and visa to any Jio or Airtel store. Both offer eSIM in Bengaluru. Jio is best value for data; Airtel has stronger signal in central neighbourhoods. Both offer international roaming add-ons. SIM activation takes 4 to 24 hours: register as soon as possible after landing.
3
PAN (Income Tax ID) Card Application
Apply via the NSDL portal (tin-nsdl.com) immediately after FRRO registration, FRRO is a mandatory document for the PAN application. Required for banking, investments, salary credits, and tax compliance. Takes 10 to 15 working days. Aadhaar is not required for foreign nationals, PAN alone is your financial identity in India.
4
Bank Account Opening
Open SAVINGS NON-RESIDENTS (NRE/NRO) account at preferred Banks, such as HDFC, HSBC, or Axis Bank. Bring passport, visa, FRRO acknowledgment, PAN, employer letter, and rental agreement. Takes 3 to 7 working days. Essential for salary, UPI, and all local transactions. HSBC has international client desks in UB City and Indiranagar with dedicated relationship managers for expat accounts.
5
UPI & Digital Payments
Once your bank account is active, set up UPI on GPay, PhonePe (founded in Bengaluru), or Paytm. India's UPI rail is genuinely the world's best peer-to-peer payment system, usable at every street vendor and shop. UPI auto-payments for utilities, gym, and household staff make month-end painless.

Common Questions

Bengaluru relocation questions

The questions assignees and families ask us most, answered from this guide.

How much security deposit do landlords in Bengaluru ask for?
Six to ten months' rent is standard in Bengaluru, well above most Indian cities. Premium gated communities sometimes settle at three to six months for senior tenants. Your IKAN consultant negotiates it and gets the figure in writing before you sign.
What is the standard lease length in Bengaluru?
An 11-month leave and license is standard, renewable with a 5 to 10% annual escalation. IKAN's Six-Eyes review checks every clause before it reaches you.
Which are the best neighbourhoods in Bengaluru for a relocating family or professional?
This guide profiles 8 areas. The most requested include Indiranagar (100 feet road · f&b and pub triangle); Koramangala (5th, 6th & 7th Block) (startup hq of india); Whitefield (eastern tech corridor · gated community belt); HSR Layout (quiet residential · emerging tech spine). Use the decision map above to match a shortlist to your budget and commute.
How does the IKAN move-in inspection work?
On check-in day your consultant photographs every meter, key and fixture. You get a dated condition report within 24 hours and have 7 days to raise any objection before it is locked as your move-in baseline. That baseline is what protects your deposit at move-out.
Do foreign nationals need to register with the FRRO in Bengaluru?
Yes. File Form C within 24 hours of arrival, then complete FRRO registration within 14 days. IKAN prepares the paperwork and books the appointment so the clock is never missed.
